1. Operator
The Site is operated by Viru Consulting W.L.L., registered at Building 2004, Block 115, Road 1527, HIDD, Bahrain, registration number 190797-1.
2. Service
We act as an authorised property advisor introducing prospective buyers to RERA-licensed developers in Dubai. Our service includes curation, comparison, advisory communication, and assistance with reservation paperwork. We are not the developer and we do not own the residences listed.
3. Pricing
All prices, sizes, delivery quarters, and specifications shown on the Site are indicative and may change between developer price-sheet revisions. Any figure becomes binding only when confirmed in writing on a developer reservation form at the moment of booking.
4. Developer relationship
Where you choose to reserve a residence, the sale contract is concluded directly between you and the developer. Our role concludes upon successful introduction and reservation; subsequent legal obligations sit between you and the developer under their terms.
5. Intellectual property
All Site content other than developer marks and renders is owned by the operator or used under licence. Developer logos, project names, and renders are the property of the respective developers and are used here under authorised broker arrangements.
6. Liability
The Site is provided on an "as is" basis. We make no warranty of fitness for a particular purpose, of investment outcome, or of return on capital. To the extent permitted by applicable law, we are not liable for indirect or consequential damages arising from use of the Site or reliance on its content.
7. Governing law
These terms are governed by the laws of the Kingdom of Bahrain. Disputes that cannot be resolved by good-faith negotiation will be submitted to the competent courts of Bahrain.
