Al Furjan spent most of the last decade in an awkward middle zone. Well located but poorly served by transit, with villa and apartment phases that shipped at different speeds. Location and community shape

Al Furjan sits between Discovery Gardens (north), Jumeirah Village Circle (east), DMCC (south), and Jebel Ali (west). Sheikh Mohammed Bin Zayed Road and Sheikh Zayed Road both feed the community, and Al Yalayis Road cuts through as an internal arterial.

The footprint is deliberately mixed: 14 residential clusters of villas and townhouses, several apartment towers on the eastern edge, plus a village-style retail spine (The Pavilion, West Village). Nakheel handled all master planning.

What the metro changed

Two Route 2020 stations opened here in 2020: Discovery Gardens and Al Furjan. Both are within walking distance of the eastern apartment towers, and the Al Furjan station shuttle covers most of the villa cluster within 8 minutes.

Since the stations opened, apartment prices are up roughly 22 percent in nominal terms (2020 to 2026 Q2), villa prices around 34 percent. Rents on 2BR apartments now clear AED 90,000 to 115,000, where the pre-metro range was AED 55,000 to 70,000.

Villa and townhouse price bands

3 bedroom Quortaj townhouses transact at AED 3.1M to AED 3.6M. 4 bedroom Dubai Style villas run AED 4.0M to AED 4.8M. The Masakin Al Furjan villa phases are typically AED 3.8M to AED 4.5M for the 3BR configuration.

The value entry into the villa community is the Murooj phase or the older Dubai Style clusters near the northern edge. Corner and end-plot units carry a 10 to 12 percent premium.

Apartment tower price bands

1 bedroom units in the newer eastern towers (Azizi Riviera-style stock, Starz Tower, Candace Aster) sit at AED 780,000 to AED 950,000. 2 bedroom units run AED 1.15M to AED 1.5M.

Yield sits at 6.5 to 8 percent gross depending on tower and floor. Metro-walk units carry a premium and rent 15 to 20 percent faster than the interior towers.

Connectivity and schools

Two metro stations on site (Discovery Gardens and Al Furjan on the Route 2020 Red Line branch) is the material change. Bus feeder routes run F52 and F55.

Schools in catchment: Arbor School (Al Furjan itself), The Arbor School's associated Nursery, Delhi Private School (JVT-adjacent), and JSS International Al Furjan. The KHDA ratings sit in the Very Good tier for Arbor and Good for JSS as of the 2025 inspection.

Who buys here now

The post-metro buyer profile has shifted. Family owner-occupiers dominate the villa clusters. Yield-focused investors concentrate on the metro-walk apartment towers. A small cohort of Golden Visa buyers use Al Furjan as a threshold-satisfying entry: the AED 2M golden-visa property qualifies at the apartment level rather than needing a villa.

The community also plays well as a first-villa upgrade for buyers coming out of JVC or JVT with a school-age cohort.
